MBL Estates Limited do not charge prospective tenants a registration fee when looking for a property to rent.
Tenants are charged an administration fee in the event of agreeing to rent a property through ourselves, this is payable at the commencement of the tenancy. Our charges are normally, £150 per person, named on a contract plus VAT, this covers all referencing, contract charges, check in and check out and anything else associated with a Tenancy.
In most cases incoming tenants pay a minimum of one month’s rent in advance and one month’s rent as deposit, although the deposit quantity can vary from property to property. All deposits are registered with The Deposit Protection Service by ourselves upon collection.
In the event of there being two or more tenants named on a contract and there being a change of circumstance with one tenant leaving and one remaining, if agreed a new third party can become a tenant paying £50 plus VAT.
We do not charge for inventories, which are normally not in writing but agreed by photographic evidence.
Contribution to Inventory Costs – No Charge
Renewal charge where applicable and only if agreed between Landlord and Tenant (£50 + VAT) covers the cost of negotiating and administering the renewal and re registering the deposit with the Tenancy Deposit Protection Scheme.

This government approved independent redress scheme gives consumers additional protection beyond that required by law giving our clients and customers peace of mind that there is free and fair redress available in the unlikely event of an unresolved dispute involving our agency.
